The challenge

Aqua Cool's roof had reached the stage many older Eastern Province roofs reach: corrosion spreading from the laps and fasteners, and coatings weathered through. For a bottled-water operation with strict hygiene requirements, water dripping into the facility was not acceptable, but a full roof replacement would have meant major cost and disruption.

What ETCE did

ETCE chose rehabilitation over replacement. Corroded laps and fastener lines were cleaned back and sealed with EPDM strips, screw heads were treated, and weakened sheet areas were covered. Once the treatment was complete, the team flood-tested the roof section by section with hoses to confirm there was no water ingress.

Failure points treated on this roof

• End laps (horizontal joints)

  Horizontal sheet overlaps cleaned and closed with a continuous EPDM strip.

• Rust & corroded sheet treatment

  Corroded areas cleaned back and covered with EPDM before they perforate.

• Screw heads & fasteners

  Loose or rusted fasteners tightened or replaced, and every screw head sealed.

• Flood / water testing

  Treated zones hosed and flood-tested on site before handover.

Materials & method

• EPDM membrane (1.2 mm) cut to width for each detail: UV-stable and flexible at Gulf roof temperatures.
• Promax Bonding Adhesive, rated for surface temperatures up to 120°C, for a permanent bond to the metal sheets.
• Preparation first: old coatings, failed sealant and loose rust removed so the membrane bonds to sound metal.
• Roof-side, zone-by-zone execution so the building below keeps operating with no shutdown.
• Working-at-height HSE: trained crews, full PPE and safety lifelines on every roof.

The result

The client extended the life of the existing roof at a fraction of the cost of replacement, with every treated area tested on site and a warranty-backed EPDM system in place.
