How old skylights turn into a light problem and a leak problem

Translucent roof sheets take direct sun all year round. Over time the surface weathers, discolours and goes chalky, so less daylight reaches the floor and lights stay on during working hours. The material also loses its flexibility, and the daily cycle of hot afternoons and cooler nights starts to open hairline cracks around the fixings and along the ribs.

The joints where a skylight meets the metal sheets on either side are a second weak spot. Shamal winds push dust and rain sideways into those laps, and when the winter rain finally arrives the hidden defects show up all at once, often right above stock or a production line. Replacing the sheet and sealing its laps properly restores the light and closes the leak path in a single visit.

When a skylight sheet needs replacing

Yellowed, cloudy or chalky sheets that let through noticeably less light
Cracks, splits or holes, often around screws or along the ribs
Drips or damp patches on the floor directly under the skylight line
Brittle material that flexes or crumbles when touched
Hardened, lifting sealant or tape at the skylight laps

Survey and skylight scheduleOur engineer records the condition, size and profile of each skylight and marks the ones that need replacing in the written photo report.
Profile matchingNew single-skin skylight sheets are prepared in the same rib profile and thickness as the surrounding roof sheets, so the laps sit tight.
One opening at a timeEach old sheet is removed and the new one fitted straight away, so no part of the roof is left open longer than necessary.
Fixing and lap sealingThe new sheet is fixed down, then EPDM is bonded over its side and end laps using Promax Bonding Adhesive.
Edge and safety checkWe finish by checking the skylight edges and fixings, and can fit a protection grill over the opening if you want one.

Will the new skylight sheets fit our existing roof profile?

Yes. We supply single-skin skylight sheets in the matching profile and thickness, so they overlap the metal sheets on each side correctly and leave no gaps for wind-driven rain to get through.

Do we have to replace every skylight at the same time?

No. The survey report rates each skylight separately, so you can replace the ones that have already failed now and plan the rest for later if that suits your budget.

Can the warehouse stay open while skylights are replaced?

Yes. Sheets are changed one opening at a time from the roof, so operations continue underneath. We agree the sequence with your team so that work over sensitive areas happens at a time that suits you.

Should we add protection grills at the same time?

It is worth considering. A skylight sheet, new or old, is not made to carry a person's weight, and fitting grills while our crew is already on the roof avoids a second mobilisation.
