Not every damaged roof needs a full re-roof. When a handful of sheets are holed, torn or bent beyond repair, the sensible fix is to swap those sheets and keep the rest. ETCE replaces damaged single-skin metal roof sheets with new 0.7 mm sheets in your existing profile, then seals the new laps so the repaired area is as watertight as the rest of the roof.

Replacing sheets selectively instead of the whole roof

On many industrial roofs in the Eastern Province the damage is concentrated rather than spread evenly. Sheets beside gutters, around rooftop equipment or under a lap that has leaked for years corrode much faster than the rest, and one storm or a dropped tool can split a sheet that was otherwise fine. Changing only those sheets costs far less than a new roof and keeps the building closed and working.

Single-skin sheets are also quicker to handle and more economical than sandwich panels or double-skin sheets, which makes them the practical choice where the roof was single-skin to begin with. The weak point of any replacement is where new metal meets old, so we treat the laps as part of the job: every joint between a new sheet and its neighbours is sealed with EPDM, the same system we use throughout our metal-roof rehabilitation work.

How we replace metal roof sheets

Survey and sheet countOur engineer marks each sheet that needs changing and separates those that can be rust-treated instead, in a written report with photos.
Matching the profileNew 0.7 mm single-skin sheets are supplied in the rib profile of your roof, so they lap correctly with the existing sheets.
Remove and check the supportDamaged sheets come off one at a time and the purlins underneath are checked, since a rotten sheet often sits over a rusted support.
Fix the new sheetThe new sheet is laid and fixed down to the purlins, and the opening is closed before work starts on the next sheet.
Seal the lapsEvery side and end lap where new metal meets old gets an EPDM strip, bonded in place with Promax Bonding Adhesive.

Frequently asked questions

How do you decide between replacing a sheet and treating the rust?

If the steel is still sound, encapsulating it with EPDM is usually the better value. If rust has gone through the sheet or the metal has lost its strength, replacement is the only lasting option. The survey report places every sheet in one group or the other.

Can you match an old or unusual roof profile?

We work with single-skin sheets in many profiles and thicknesses. The engineer records your existing profile during the survey so the new sheets overlap the old ones properly.

Why use single-skin sheets instead of upgrading to sandwich panels?

Where the building was designed with a single-skin roof, like-for-like sheets go on faster and cost less. Sandwich panels add insulation but are a bigger change to the roof, and we handle them as a separate service.

Will the new sheets leak where they join the old ones?

Those joints are where replacements most often fail, so we do not rely on the overlap alone. Each new-to-old joint is sealed with EPDM and Promax Bonding Adhesive before the area is handed back.
