BFIM: Factory Roof Waterproofing in Dammam

The challenge

The BFIM roof carries process exhaust stacks and ducting, and years of heat and fumes had left rust across several areas. Around each stack the original flashing had failed, and corrosion was starting to open up the sheets nearby.

What ETCE did

ETCE cleaned the corroded zones and treated them with EPDM before they could perforate. Each exhaust and duct penetration was collared with an EPDM flashing, and wide EPDM runs were laid along the ridge and end laps. Technicians worked in full fall-arrest harnesses on lifelines, applying Promax Bonding Adhesive by gun for a consistent bond.

Failure points treated on this roof

• Chimneys, ducts & exhaust stacks

  Round and square duct penetrations collared with EPDM and sealed to the roof.

• Rust & corroded sheet treatment

  Corroded areas cleaned back and covered with EPDM before they perforate.

• Ridge & valley lines

  Ridge caps and slope junctions covered with wide EPDM runs.

• End laps (horizontal joints)

  Horizontal sheet overlaps cleaned and closed with a continuous EPDM strip.

Materials & method

• EPDM membrane (1.2 mm) cut to width for each detail: UV-stable and flexible at Gulf roof temperatures.
• Promax Bonding Adhesive, rated for surface temperatures up to 120°C, for a permanent bond to the metal sheets.
• Preparation first: old coatings, failed sealant and loose rust removed so the membrane bonds to sound metal.
• Roof-side, zone-by-zone execution so the building below keeps operating with no shutdown.
• Working-at-height HSE: trained crews, full PPE and safety lifelines on every roof.

The result

The stacks, ducts and corroded zones are sealed, and the roof has been stabilised against further corrosion damage without replacing sheets.
