The challenge

On a big, low-pitch roof like Guardian Industries', the side laps and end laps form a grid of joints running across the entire building. Once the original sealant tapes age, wind-driven rain and dust storms push water sideways through the overlaps, and the leak shows up metres away from where it entered.

What ETCE did

Instead of chasing individual drips, ETCE sealed the lap grid systematically: every side lap along its full length and every end lap across the slope, using EPDM strips bonded with Promax Bonding Adhesive. The result is a clean, continuous line on every joint that can be walked and inspected.

Failure points treated on this roof

• Side laps (vertical joints)

  Vertical overlaps sealed along their full run so wind-driven rain cannot track in.

• End laps (horizontal joints)

  Horizontal sheet overlaps cleaned and closed with a continuous EPDM strip.

Materials & method

• EPDM membrane (1.2 mm) cut to width for each detail: UV-stable and flexible at Gulf roof temperatures.
• Promax Bonding Adhesive, rated for surface temperatures up to 120°C, for a permanent bond to the metal sheets.
• Preparation first: old coatings, failed sealant and loose rust removed so the membrane bonds to sound metal.
• Roof-side, zone-by-zone execution so the building below keeps operating with no shutdown.
• Working-at-height HSE: trained crews, full PPE and safety lifelines on every roof.

The result

The roof now has every overlap sealed to one standard, removing the most common cause of hidden leaks on large metal roofs.
