Zamil Group Real Estate: Metal Roof Waterproofing in Al Khobar

The challenge

On this Zamil Group Real Estate building in Al Khobar, the horizontal flashing where the wall cladding steps over the lower roof had opened up, allowing rain running down the wall to get behind it. On the main roof, skylights and end laps had become secondary leak points.

What ETCE did

ETCE sealed the full length of the cladding flashing with EPDM bonded to both the wall sheet and the flashing, closing the gap that the wall run-off was using. Skylights were sealed on all four sides, and the end laps and exposed fasteners across the roof were treated with EPDM.

  Junctions between roof, walls, parapets and platforms sealed and turned up.

• Skylights

  Translucent sheets sealed on all four sides where they meet the metal roof.

• End laps (horizontal joints)

  Horizontal sheet overlaps cleaned and closed with a continuous EPDM strip.

• Screw heads & fasteners

  Loose or rusted fasteners tightened or replaced, and every screw head sealed.

Materials & method

• EPDM membrane (1.2 mm) cut to width for each detail: UV-stable and flexible at Gulf roof temperatures.
• Promax Bonding Adhesive, rated for surface temperatures up to 120°C, for a permanent bond to the metal sheets.
• Preparation first: old coatings, failed sealant and loose rust removed so the membrane bonds to sound metal.
• Roof-side, zone-by-zone execution so the building below keeps operating with no shutdown.
• Working-at-height HSE: trained crews, full PPE and safety lifelines on every roof.

The result

Both the wall-to-roof transition and the main roof are now sealed: a complete envelope repair rather than a patch where the stain appeared.
