Kanoo: Gutter & Roof Waterproofing in Bahrain

The challenge

For Kanoo in Bahrain the problem areas were the box gutters running between roof and wall, the gutter outlets, and pipe penetrations through the roof. Gutters that hold water and outlets that let it back up under the sheets are among the most common sources of serious leaks.

What ETCE did

ETCE lined the box gutters from end to end with EPDM, dressing the membrane into each outlet so water leaves the gutter cleanly. The roof-to-wall valley was sealed with EPDM turned up the wall, and each pipe penetration received a bonded EPDM collar, delivered by ETCE's Eastern Province team just across the causeway.

Failure points treated on this roof

• Eave, valley & box gutters

  Gutter beds lined with a jointless EPDM sheet dressed up under the roof sheets.

• Gutter outlets & roof drains

  Outlets dressed into the gutter lining so water leaves the roof without back-flow.

• Pipe & cable penetrations

  Every pipe and cable through the roof or wall sealed with a bonded EPDM collar.

• Roof-to-wall flashings & parapets

  Junctions between roof, walls, parapets and platforms sealed and turned up.

Materials & method

• EPDM membrane (1.2 mm) cut to width for each detail: UV-stable and flexible at Gulf roof temperatures.
• Promax Bonding Adhesive, rated for surface temperatures up to 120°C, for a permanent bond to the metal sheets.
• Preparation first: old coatings, failed sealant and loose rust removed so the membrane bonds to sound metal.
• Roof-side, zone-by-zone execution so the building below keeps operating with no shutdown.
• Working-at-height HSE: trained crews, full PPE and safety lifelines on every roof.

The result

The gutters and outlets now carry water off the roof as designed, and the penetrations are sealed with the same UV-stable membrane.
