Lulu Hypermarket: Roof & Gutter Waterproofing in Bahrain

The challenge

A hypermarket roof is crowded with services: kitchen and plant flues, cable and pipe runs, and parapet gutters along the building edge. At Lulu in Bahrain, water was entering around these penetrations and along the gutter line, directly above a busy retail floor.

What ETCE did

ETCE collared each flue stack with an EPDM flashing sealed to the sheet profile, lined the parapet gutter with continuous EPDM, and wrapped cable and pipe penetrations with bonded EPDM so they can move without breaking the seal. The work is done from the roof, so trading below can continue.

Failure points treated on this roof

• Chimneys, ducts & exhaust stacks

  Round and square duct penetrations collared with EPDM and sealed to the roof.

• Eave, valley & box gutters

  Gutter beds lined with a jointless EPDM sheet dressed up under the roof sheets.

• Pipe & cable penetrations

  Every pipe and cable through the roof or wall sealed with a bonded EPDM collar.

Materials & method

• EPDM membrane (1.2 mm) cut to width for each detail: UV-stable and flexible at Gulf roof temperatures.
• Promax Bonding Adhesive, rated for surface temperatures up to 120°C, for a permanent bond to the metal sheets.
• Preparation first: old coatings, failed sealant and loose rust removed so the membrane bonds to sound metal.
• Roof-side, zone-by-zone execution so the building below keeps operating with no shutdown.
• Working-at-height HSE: trained crews, full PPE and safety lifelines on every roof.

The result

The penetrations and gutter above the sales floor are sealed, protecting stock and shoppers without disrupting the store.
