Alsuhaimi Industries: Roof Penetration Waterproofing in Dammam

The challenge

At Alsuhaimi Industries, rooftop equipment supports and wall-mounted brackets had been bolted straight through the roof and cladding. Each fixing created an opening that sealant could not keep closed as the steel expanded and contracted, and the roof laps were ageing at the same time.

What ETCE did

ETCE cut EPDM flashings to fit around each support leg and bracket, bonding them to the corrugated profile so water sheds past the penetration instead of into it. Wall-bracket fixings on the cladding were sealed the same way, and the roof laps were closed with EPDM strips. The team then ran a full water test across the roof to confirm every treated point before handover.

Failure points treated on this roof

• Steel column & support penetrations

  Brackets, stanchions and support legs that pierce the roof sealed at the base.

• Roof-to-wall flashings & parapets

  Junctions between roof, walls, parapets and platforms sealed and turned up.

• End laps (horizontal joints)

  Horizontal sheet overlaps cleaned and closed with a continuous EPDM strip.

• Flood / water testing

  Treated zones hosed and flood-tested on site before handover.

Materials & method

• EPDM membrane (1.2 mm) cut to width for each detail: UV-stable and flexible at Gulf roof temperatures.
• Promax Bonding Adhesive, rated for surface temperatures up to 120°C, for a permanent bond to the metal sheets.
• Preparation first: old coatings, failed sealant and loose rust removed so the membrane bonds to sound metal.
• Roof-side, zone-by-zone execution so the building below keeps operating with no shutdown.
• Working-at-height HSE: trained crews, full PPE and safety lifelines on every roof.

The result

The penetrations that caused the leaks are now permanently sealed, and the flood test gave the client documented proof that the roof is watertight.
